Most homeowners don’t realize they need a new roof until they notice a dark spot forming on their ceiling or see water leaking from it. The leak could be just the beginning of much bigger and more severe roofing problems. Your roof can be repaired to some extent. However, some factors determine that a roof repair will suffice while other signs will say that a roof replacement is in order.

Here are some tips to help you recognize that now is the time for a new roof:

Roof Age

Most roof types have a 20 to 25-year lifespan. While some roof shingle types promise to last longer, it’s still advisable that you inspect your roof when it reaches a certain age to ensure it’s still in good condition. It’s also good to know if the roof was installed on top of another layer or several layers. If any of those layers are more than 20 years old, chances are you need a new roof.

Curling Shingles

Shingles can start to curl and it’s not pretty. This process occurs when the edges or middle start to come up or turn upward. Shingles can curl if they were not properly installed, from poor attic ventilation, multiple layered roofs, and old age. Shingles that have curled could mean roof failure and may indicate that it’s beyond repair.

Missing Shingles

Missing shingles are a sign your roof is about at the end of its life. If the shingles are already coming off, the others may follow. And when that next storm hits, it’s anyone’s guess how many more your roof will lose. These gaps in your roof will ultimately allow the elements into your home and cause damage.

Daylight Seeping Through Roof Boards

Daylight seeping through the roof boards means there are gaps and that also means moisture is entering your home. This can decrease the ability of your home to maintain its temperature, causing you to spend more on power bills. The moisture can also cause mold growth which is a health hazard.

Granules in the Gutter

If your roof is brand new, shingle granules are to be expected. However, if your roof is between 10 to 15 years old, it could be signs of a bigger problem. Granules help keep the sun off the asphalt. However, once the granules fall off, the shingles start to overheat, and their integrity will quickly deteriorate.

Excessive Moss and Mildew Growth

When condensation occurs on the underside of your roof, it leads to rust and eventually, mold growth. Moss buries its roots down into the shingles. And when those growing roots swell, they can pull the shingle apart. Remember that mold and mildew are serious health hazards and handling a roof covered in mold should be handled carefully and not inhaled.

Unusually High Energy Bills

When energy escapes due to poor insulation and ventilation of your home, your power bills can go up. Typically, air escapes from windows, but it can also be due to an under-performing roof that has gaps. If you notice that your electric has gone up considerably, it’s time to inspect your room to determine if it is the cause.
